Heating modernization in housing cooperative Neudietendorf

The Woh­nungsgenossen­schaft Neudi­etendorf e.G. relies on con­tract­ing and works togeth­er with Ohra Energie GmbH. The mod­ern heat­ing tech­nol­o­gy is sup­plied by the man­u­fac­tur­er Bröt­je. The aim of the mod­ern­iza­tion mea­sure is to imple­ment effi­cient heat­ing sys­tems and an eas­i­ly cal­cu­la­ble cost sce­nario for the exist­ing res­i­den­tial and com­mer­cial build­ings in the town in a total of three con­struc­tion phas­es by the end of 2022.

For more than 15 years, the sys­tem has served the heat­ing quar­ters of the Neudi­etendorf e.G. hous­ing coop­er­a­tive in the town of the same name. Now the old gas heat­ing sys­tems had to be replaced with new­er, more con­tem­po­rary ver­sions. The coop­er­a­tive has been using con­tract­ing for mod­ern­iza­tion projects since the 1990s. This ener­gy con­cept offers advan­tages, espe­cial­ly for larg­er prop­er­ties: All nec­es­sary life­cy­cle costs are cov­ered and can there­fore be cal­cu­lat­ed more eas­i­ly by the owner.

Ohra Energie GmbH is on board as a part­ner for the cur­rent project, which plans to use gas con­dens­ing cas­cades from Bröt­je in the indi­vid­ual prop­er­ties. The mod­ern­iza­tion mea­sures already began at the end of 2019 and are sched­uled for com­ple­tion in the sum­mer of 2022. The util­i­ty has already tak­en over the man­age­ment of the first sys­tems for 150 apart­ments at the begin­ning of 2021. The entire con­struc­tion project was and will be imple­ment­ed in occu­pied con­di­tion. A total of 17 gas con­dens­ing boil­ers are being used in the refur­bish­ment project. The range includes boil­ers with out­puts of 28 (38) kW up to a cas­cade sys­tem of 3 x 110 kW.

After com­ple­tion of the refur­bish­ment project, around 248 res­i­den­tial and com­mer­cial units will be sup­plied. In addi­tion to the com­fort pro­vid­ed by the mod­ern heat gen­er­a­tors, users will then also ben­e­fit from the main­te­nance and mon­i­tor­ing ser­vice, which guar­an­tees a high lev­el of reli­a­bil­i­ty. Already now, all par­ties involved from Ohra Energie, the exe­cut­ing com­pa­ny Lang GmbH and August Bröt­je GmbH empha­size the good coop­er­a­tion dur­ing plan­ning and exe­cu­tion, the com­mu­ni­ca­tion on eye lev­el as well as the per­fect­ly coor­di­nat­ed time management.
